Maximum VA Loan Limits in Hawaii For Honolulu County August 6, 2012

The maximum VA Loan limit in Hawaii for Honolulu County has been increased to $756,250 effective August 6, 2012.

The VA Loan in Hawaii can be used to purchase a single family home, townhouse or condo in Hawaii as well as new construction homes on Oahu.  The VA Loan in Hawaii is a 100% financed loan so no down payment is necessary.  Oahu, Hawaii has fantastic, family friendly neighborhoods in Ewa Beach, Kapolei, Mililani, Waikele, Pearl City, Aiea, Honolulu, Kaneohe and Kailua just to name a few.  All of these neighborhoods are eligibile for the VA Loan purchase.

Property Tax Rates in Hawaii 2012 to 2013

The property tax rates in Honolulu County Hawaii for the year 2012 to 2013 for residential properties are $3.50 per $1,000 of assessed value.  For example, the median home price on Oahu is approximately $650,000.  Lets assume that the tax assessed value is also $650,000.  The annual tax for this example of Hawaii real estate would be $3.50 x 650 = $2,275 per year.  This breaks down to a rate of approximately $190 per month.

Taking it one step further, if you file your “Hawaii Property Tax Exemption Form” and are entitled to the $80,000 tax exemption, then using the same figure above, you would take the assessed value of $650,000 and subtract $80,000 which means your taxable value is $570,000.  At a tax rate of $3.50 per $1,000 of assessed value, this would make the annual tax $1,995 or $167 per month.

The other Hawaii county tax rates are:  $5,75 for Maui County, $5.55 for Hawaii County (the Big Island) and $3.05 for Kauai County.

Homes in the Prescott and Sonoma neighborhoods are highly desirable because they fall right in the median range of homes.  The lot sizes are fairly large based on Hawaii standards and the interior square footage is fairly large.  Homes in the Prescott and Sonoma neighborhoods range between $475,000 up to the mid $500,000’s.  There are exceptions to these prices when you have a home that might have a swimming pool, extensive upgrades or an extremely large lot size.  All of the homes in Prescott and Sonoma are eligible to be purchased with a VA Home Loan in Hawaii.

There are currently only 5 homes for sale in Sonoma and Prescott.  There are 3 homes that are under contract and should be closing soon and there have only been 14 homes that have sold in the past 6 to 8 months.
