I Predict Short Sales Are Coming Soon July 20, 2022

Unfortunately, I am predicting that there will be short sales on the market within the next 1 to 2 years. I worked approximately 100 short sales for Buyers and Sellers during the recession for both military families and civilians using both VA loans in Hawaii and conventional loans in Hawaii.

What is a short sale? It is when the balance of your mortgage is greater than what you can sell your house for.

Over the past 2 years we have seen a dramatic increase in home prices including Ewa Beach and Kapolei. All of the neighborhoods of Ka Makana at Hoakalei, Kuapapa at Hoakalei, Kipuka at Hoakalei, Lei Pauku at Hoakalei and all of the Ewa by Gentry saw these great price increases.

My concern is mostly for military families in Hawaii who purchased their homes within the past 2 years and will need to leave Hawaii on PCS orders within the next 1 to 2 years. If these military families cannot sell their homes because either the market is flooded with listings or the prices have decreased to an amount below their mortgage balance, they may be forced into a short sale.

They still have the option of renting the house but lets look at some numbers which is what made me write this post in the first place. Lets say a military member purchased a home for $1,000,000 in 2021 using a 100% financed VA loan at 4% interest rate. The mortgage payment including principal, interest, taxes, insurance and HOA fee is approximately $5,000 to $5,200 per month. The average median price for a single family home in 2021 was around $1,000,000 so we can then assume that the home that the military member purchased was a 3 to 4 bedroom single family home with 1,700 SF of livng space, a 2 car garage and a lot size of around 5,000 SF. Hawaii Military Realty, Inc. manages rental properties in Ewa Beach and Kapolei so we know that a home such as this one will rent for somewhere between $3,600 and $4,000 per month depending on whether the house has solar electric panels, nicely upgraded, pet friendly or not and the rent covers items such as cable TV, internet, swimming pool and fitness center. The normal property management fee is 10% of the collected rent so if we aim for the high end and say the house can rent for $4,000 per month then the amount the owner will collect each month would be $3,600 or $1,400 less than what their mortgage payment is. This doesnt even include items such as the Owner having to pay Hawaii General Excise Tax (GET) of 4.712% or any repairs done to the property during the Tenants occupancy. Many military families cannot afford to come up with that deficit of $1,400 per month and this is why I believe short sales will be prevelant in the next 1 to 2 years.

Shortage of Homes For Sale, Oahu, Hawaii Dec 21, 2012

There is a severe shortage of homes for sale on Oahu, Hawaii.  This is both for existing homes and new construction.  Buyers and their real estate agent need to be ON TOP OF THE MARKET or they will miss out on the homes that come on the market.  If a new property comes on the market, you MUST go out to see it as soon as possible because if you wait til the weekend or until the next week, the house will most likely be taken by someone else assuming it is priced correctly, it is in decent condition and it is in a good location.  For new home sales, developers are using the “lottery system” to sell houses.  Yes, that’s right, people are having to “win” the right to buy a home in Hawaii!

Maximum VA Loan Limits in Hawaii For Honolulu County August 6, 2012

The maximum VA Loan limit in Hawaii for Honolulu County has been increased to $756,250 effective August 6, 2012.

The VA Loan in Hawaii can be used to purchase a single family home, townhouse or condo in Hawaii as well as new construction homes on Oahu.  The VA Loan in Hawaii is a 100% financed loan so no down payment is necessary.  Oahu, Hawaii has fantastic, family friendly neighborhoods in Ewa Beach, Kapolei, Mililani, Waikele, Pearl City, Aiea, Honolulu, Kaneohe and Kailua just to name a few.  All of these neighborhoods are eligibile for the VA Loan purchase.

New VA Medical Facility in Ewa Beach, Kapolei, Kalaeloa or Ewa Plain

The Veterans Administration recently announced that they will build the largest VA medical center in the state of Hawaii.  It will most likely be located in Ewa Beach, Kapolei, Kalaeloaor somewhere on the Ewa Plain.

It is estimated that the project could start in 2015 and take up to 2 years to build and will cost an estimated 125 million dollars.  The facility will also have approximately 1,000 parking stalls.  One the center opens, it could add as many as 325 permanent jobs. 

Currently on Oahu, there is only one other VA facility that services Veterans.  The Spark Matsunaga Medical Center is adjacent to Tripler Army Medical Center.  There is also a new outpatient VA clinic that will open this summer in Leeward Oahu.

This means the desire to purchase a home in Ewa Beach and Kapolei is even more prominent now.  Its no wonder why I am listing homes in Ewa Beach and Kapolei for sale and I am getting offers on my listings within weeks.  Thereal estate market in Ewa Beach and Kapolei continues to remain very strong.

Kapolei Hawaii Development Update

The city of Kapolei, Hawaii on the island of Oahu continues to grow and to move forward with new roads and construction projects.  As I drove through Kapolei the other day, I noticed that the new urban core roads heading back to the future Foodland grocery store are now open.  A few other things that are going on in Kapolei are:  New interchange with the H-1 Highway near the Kapolei movie theatre, the stoplights are in position but not functioning yet at the intersection by Costco and Outback Steakhouse, Brickoven Pizza is open for business and Kamokila Boulevard is finally get a repaving to fill in all of the damage that was done when Kamokila Boulevard was the only road through the city of Kapolei.  Hopefully the whole Kamokila Boulevard from Ft Barrett Road all he way to Costco will get repaved.

Living in Ewa Beach, Hawaii and having the city of Kapolei just 10 minutes away is the perfect blend of city life and suburban life.  Ewa Beach doesn’t have many shopping centers and for the shopping centers that are in Ewa Beach, they really only service the people that live in Ewa Beach.  There aren’t people coming to Ewa Beach to shop at our small amount of stores.  That will change soon when City Mill opens in the new Laulani Shopping Center in Ewa Beach.

Both the cities of Kapolei and Ewa Beach are great places to live, work and play.  The homes for sale in Ewa Beach and Kapolei, including Makakilo and Koolina Resort are some of the finest built homes on the island of OahuOahu homes for sale are already in short supply and they are definitely in short supply in Kapolei, Ewa Beach, Koolina and Makakilo.  This is because people are discovering the great way of life in these areas.

Kapolei and Ewa Beach Post Office To Merge

The Kapolei Post Office and Ewa Beach Post Office located on the old Barbers Point Naval Base are merging into one.

It was recently announced that the Kapolei Post Office would close.  It is located in rented space across the street from the Kapolei Library and Island Pacific Academy private school.  The post office is located in a very inconvenient location where there is limited street parking.  There is free parking in the underground garage but people want convenience and don’t want the hassle of having to park in an underground garage just to walk back up to the post office.

The post office at Barbers Point is a building that is owned by the United States Postal Service.  It is a small post office but they are adding a few more window stations to serve customers and they are also adding room to relocate the Kapolei Post Office Boxes from the Kapolei branch.  The Barbers Point Post Office will have PO Boxes for Ewa Beach and Kapolei.

The Barbers Point Post Office is located near the old Barbers Point Commissary which is now Tamuras Market and also near the indoor race track, Podium Raceway.
