New Home Community in Ewa Beach, Hawaii (Kipuka at Hoakalei)

The new home community of Kipuka at Hoakalei is scheduled to open next month in Ewa Beach, Hawaii.  The current community of Ka Makana at Hoakalei is almost all sold out except for a few more golf course frontage lots.

Kipuka at Hoakalei will be a gated community that will have both Golf Course Frontage Homes on the Ernie Els designed Hoakalei Country Club and Garden Homes are said to look onto a park-like setting.

Although there are no floor plans or prices that have been announced yet, I expect that the homes will range in size from around 1,400 sf interior up to 1,700 or 1,800 sf.  The homes don’t look anywhere as large as the previous homes in Ka Makana at Hoakalei.  I would expect prices to be in the 550k range for the garden homes up to around 800k for the golf course frontage homes.  With a gated community, private pool and private areas in Kipuka at Hoakalei, you can probably expect a monthly maintenance fee of somewhere in the $500 per month or higher range.

The golf course frontage homes have garages that are located underneath the homes while the garden homes have the traditional Haseko designed garages behind the homes and either detached or attached to the back of the home.

Important Information: Using Your Hawaii Home as a Rental Property

Are you a home owner in Hawaii and considering holding onto your property when you leave Hawaii on Military PCS orders, Retirement Orders or something similar?  What would you do with your house when you leave?  If you plan on keeping the house and using it as an investment/rental property, you should be aware that you could very possibly be subjected to the HARPTA tax which the state of Hawaii taxes people who are non-owner occupants of property and who sell their property at a future date.  For example:  If the Military Servicemember in Hawaii had a home that they used for a rental property after they left Hawaii and then several years later they sold the property, they would almost certainly be subject to the HARPTA tax.  The HARPTA tax is 5% of the amount realized.  If the house sold for $650,000 then the tax would be $32,500.00.  On a $350,000 house, the HARPTA tax would be $17,500.00.  That is definitely something for you to keep in mind if you decide to use your piece of Hawaii real estate as a rental.  Since I am not a tax professional or attorney, I suggest you check out the State of Hawaii Department of Taxation Website for further information and clarification.
