Ewa Beach, Hawaii: A Decade of Price Differences 2006/2007-2017

The housing market in Ewa Beach, Hawaii was a roller-coaster ride over the past 10 years.  A few examples of home prices in a few random neighborhoods:

  1.  Towhomes at Fairways Edge in Ocean Pointe.  A typical 3 bedroom, 2.5 bathroom unit sold new from the developer Haseko for in 2007 for $425,000.  During the recession, the same unit sold as a short sale for $325,000 in 2011.  That unit recently sold in the summer of 2017 for $515,000.
  2. Ewa by Gentry Montecito Tuscany.  A typical 3 bedroom, 2.5 bathroom single family CPR house sold new by Gentry Homes for $391,000 in 2006.  During the recession, the same house sold as a short sale for $340,000 in 2010.  That house then sold in 2016 for $535,000.
  3. Ocean Pointe Single Family Home in Ewa Beach.  A typical 3 bedroom, 2.5 bathroom single family house resale to the 2nd owner sold in 2007 sold for $515,000.  It was then sold as a short sale after we were climbing out of the recession in 2012 for $450,000.  That same size home was sold in 2017 for $665,000.

On a side-note, if you are in the Military and you have been pre approved with USAA or Navy Federal Credit Union, you wont want to use them to purchase a new home in Ewa Gentry or Ka Makana at Hoakalei.  The reason for this is because the developer of these communities will offer special incentives to use THEIR lead lender, Central Pacific Home Loans.  If you don’t use their lead lender, you may not be able to get the substantial incentives such as having your closing costs and loan points paid for by the developer.  That could amount to a VERY LARGE sum of money.  Don’t get nervous about using the developers lead lender because Central Pacific Home Loans has the same loan programs and low interest rates that you will find at USAA and Navy Federal Credit Union.  The developers lead lender also does VA Loans in Hawaii too!

Laulani Village Shopping Center in Ewa Beach, Hawaii

There are a few new tenants in the Laulani Village Shopping Center in Ewa Beach, Hawaii.  I drove through the shopping center the other day and noticed signs on the windows for:

  • Teddys Bigger Burgers
  • Central Pacific Bank
  • GNC

These stores are in addition to the Safeway, Ross, Petco, City Mill, Starbucks and Walgreens that are already committed.

Ewa by Gentry Window Warranty

The manufacturer of windows for the homes built in Ewa by Gentry neighborhoods in Ewa Beach, Hawaii has filed for bankruptcy and the warranty is no longer valid.  If you own a Gentry home that was built prior to March 2011, you are most likely affected by this.  

The manufacterer is a national company and they supplied windows all over the country.  All home owners across the USA are also affected by this bankruptcy filing.
