Do you want to know whether the property you are interested in is approved by the VA?  In order to use your Hawaii VA Loan Eligibility, the property must be approved by the VA.  A list of approved condos can be found on the VA Website by following this link:  VA Approved Condos.  The easiest way to locate a building using this website is to go to step 5 and select HAWAII and then click on SUBMIT.   All of the Hawaii VA Approved Condos will come up and you just need to scroll through the list and find yours.

Ewa Beach Homes Selling Quickly

Are you interested in purchasing a home in Ewa Beach, Hawaii?  Is your Hawaii real estate agent informing you that you must make your decision quickly when a new listing comes on the market because if you don’t, someone else will beat you to it?

Listen to your agent!  I saw some serious disappointment this past weekend when I listed a new home for sale in the Ewa by Gentry Sonoma Prescott neighborhood.

Ewa Beach Home For Sale

I listed the home for sale on Sep 29th and had an open house 4 days later on Sunday October 4th.  There were 21 groups of people that came through the open house.  I received 2 offers for the property on that same day.  I met with the Sellers that night and they had an extremely tough decision but they selected one of the offers.  Both offers were almost exactly identical.

Within 24 hours after that, 3 other Hawaii real estate agents called me to set up showings which I had to politely decline since we were now under contract.  The agents said their clients would be disappointed because the house looked perfect.  This is one example of why you cant wait when a new house for sale hits the market especially in places like Ewa Beach, Kapolei, Makakilo, Koolina Resort, Waikele and Mililani  just to name a few.  You must go to see it right away!

Also within that same 24 hour period, 2 other agents called me to let me know that their buyers came to my open house on Oct 4th and they would now be submitting offers.  I also politely informed them that the Sellers had already received 2 offers and would be accepting one that evening.  This is another lesson learned.  If you go to visit an open house in Hawaii, the house seems to be perfect for you then you need to tell your Hawaii real estate agent to meet you immediately and write up the offer.  Waiting 24 or 48 hours is not going to cut it!

I think you probably figured out the moral of this blog but here it is anyway:  Move quickly when a home comes on the market because it will be gone at the blink of an eye.

Short Sales in Hawaii

Short Sales continue to grow in popularity in Hawaii. As more home owners and Oahu real estate agents get educated about short sales, I am seeing more and more across the island of Oahu.
Ewa Beach real estate has many of the short sales and there are some darn good properties that can be purchased for less than fair market value.
If you are thinking about a short sale in Hawaii, interview agents first to make sure that they know how to handle a short sale as a sellers representative and a buyers representative. NOTE: Not all real estate agents know how to work Hawaii short sales. Good luck!

When military personnel are transferred across the ocean to Hawaii it can be quite a shock.  While Hawaii is one of the most beautiful places on earth and has been dubbed “Paradise on Earth” there will still be an adjustment time when military members first arrive.  Now it may seem like living in paradise would be wonderful and perfect, right?  You’ve moved to a gorgeous tropical island, what is there to adjust to?  Well, Hawaii may be stunning, but there are still some things that should be addressed to help with the transition.

Houses Are Not That Big

One of the biggest differences between housing in Hawaii and housing on the mainland is that the houses in Hawaii and quite a bit smaller.  Many military personnel are surprised to see how much smaller the houses are and have a hard time adjusting to that.  This is especially true of military service men and women who have brought all of their furniture and belongings with them.  The houses in Hawaii are much smaller than what you may be expecting so be prepared to either bring a lot less of your stuff, or pay to have it stored.

A Whole New World

Hawaii is a beautiful and pristine island paradise.  What could possibly be wrong with that right?  Well actually, nothing.  But there are many diverse groups of people that live in Hawaii.  Hawaii may be a part of the United States but it is very different from the mainland.  There are many different ethnic groups that live in Hawaii such as Japanese, Filipino, Hawaiian, Samoan, Korean, Spanish and many more.  Hawaii offers a great mix of cultures and people living and working together.

Looking For A House In Hawaii

When it comes time to find a house in Hawaii it is important to have a professional and experienced real estate agent working for you. You will also want to be sure to work with a local Hawaiian mortgage lender who is familiar with the laws and rules for purchasing real estate in Hawaii.  You will need to make a couple decisions about your Hawaiian real estate such as whether you want to buy or rent, and if you would rather live in a condo, townhouse, or single family home.

A professional real estate agent can help you with all the ins and outs of Hawaii real estate and guide you through the whole process.  Keep in mind too that Hawaii is much different from the mainland.  Not only are the homes smaller, but there is also less space.  There is only so much land available to build on so don’t rule out the option of a townhouse or condo.
