Ewa Beach Real Estate Update Feb 4, 2010

This is not a statistical report but rather, a report from “the field”.  It is crazy out there!  There is almost NO inventory available in Ewa Beach if you are looking for a single family home, under 500k with NO maintenance fees that is NOT a SHORT SALE and is available right now.

The majority of available Ewa Beach Homes in this price range are almost all Short Sales.

If you are thinking about Ewa Beach Real Estate and purchasing a home with the First Time Homebuyers Tax Credit before it expires, good luck.  You need to make sure your Hawaii Real Estate Agent is submitting those offers for you.  As long as the listing agent is accepting offers on the Short Sale, go ahead and submit yours.  You might get lucky.

My real estate agent wife, Tonya Kucic, RE/MAX Honolulu, recently got a great deal on an Ewa Beach Short Sale for her Buyers.  She submitted the offer as the 2nd backup which meant there was a primary offer and one other backup offer.  After about 2 months, Tonya called the listing agent and found out that the short sale was approved and that both of the other buyers walked away.  It was now available to her buyers if they wanted it.  OF COURSE THEY DID!  They closed on the house last week and are very, very happy with their excellent condition, 2,500+ sf house in Ewa Beach in an awesome neighborhood for 625k.
