David Kucic is the president, founder and owner of Hawaii Military Realty along with his wife Tonya Kucic. David served for 22 years in the United States Army and retired in 2006 as a First Sergeant with 2nd Battalion, 11th Field Artillery Regiment, 25th Infantry Division at Schofield Barracks Hawaii. Tonya Kucic was a dependent of her career Army Soldier father for 20 years and then as a spouse for another 19 years. Tonya is vice president and co-founder of Hawaii Military Realty, Inc., 1SG (Retired) David Kucic.
Jeff Loyd spent 23 years in the United States Army as an aviation electrician and retired as a Sergeant First Class. Jeff is currently the “Broker-in’Charge” of Hawaii Military Realty, Inc., 1SG (Retired) David Kucic. Jeff specializes in representing Buyers, Sellers and as a Property Manager for rental homes.
Captain Cameron Kucic is currently serving as the Assistant S-3 Operations Officer for the 1st Battalion, 487th Field Artillery of the Hawaii National Guard. Cameron recently completed a very successful command of C Battery, 1/487 FA. Cameron is fluent in Japanese.
Jim Pickens served for 29 years in the United States Marine Corps in the Ordinance field and retired as a Master Sergeant. He specializes in representing Buyers, Sellers and and as a Property Manager for rental homes.
Ashley Payne is the wife of her Army Doctor husband who just recently completed 8 years of Active Duty service. Ashley specializes in representing Buyers, Sellers and and as a Property Manager for rental homes.
Tami Sego is the wife of a career Army Soldier who served for 29 years as an enlisted Soldier where he made it to the rank of Sergeant First Class before going to OCS and eventuallly retired as a Lieutenant Colonel. Tami specializes in representing Buyers and Sellers. They have 3 children. Two of them served in the United States Army and their daughter is now currently serving in the United States Army.
Brandie Martin is a career Navy NCO who is also married to another career Navy NCO. Brandie retired as a Master Chief. Brandie specializes in representing Buyers and Sellers.

Forget about home prices during the pandemic when there were all cash bids, site unseen purchases, over asking price, waiving of contingencies. That is a thing of the past. Imagine that it never even happened because I am seeing home prices returning to the prices that they were at BEFORE the pandemic. There are many homes for sale in Ewa Beach right now. If you are Buyer it is a good time to make an offer and try for some Buyer perks such as credit for closing costs and credit for interest rate buy-down.
Homeowners Assistance Program (HAP) July 25, 2022
The Army Corps of Engineers had the Homeowners Assitance Program during the recession of 2007 to 2011 that assisted Service Members who were upside down on their mortgages. There were certain criteria that had to be met such as that you must have purchased the property between certain dates as your primary residence and that you must have received that sent you away from the home you purchased. If you met the criteria then the HAP program in Hawaii contributed the difference between what you sold the house for and what your mortgage balance was. The Service Member who sold the house did not make any profit but the HAP program saved the Service Member from doing a short sale or from going into foreclosure.

As I look at the current housing market in Ewa Beach, Hawaii, I see a grim picture for Service Members who purchased homes duriing the pandemic and will soon be on orders to leave Hawaii. Many homes are stagnant on the market because of the large amount of homes for sale and the hesitation of Buyers to purchase a home due to the uncertainty of the future, home prices, inflation and interest rates to name a few.
