Important Information: Using Your Hawaii Home as a Rental Property

Are you a home owner in Hawaii and considering holding onto your property when you leave Hawaii on Military PCS orders, Retirement Orders or something similar?  What would you do with your house when you leave?  If you plan on keeping the house and using it as an investment/rental property, you should be aware that you could very possibly be subjected to the HARPTA tax which the state of Hawaii taxes people who are non-owner occupants of property and who sell their property at a future date.  For example:  If the Military Servicemember in Hawaii had a home that they used for a rental property after they left Hawaii and then several years later they sold the property, they would almost certainly be subject to the HARPTA tax.  The HARPTA tax is 5% of the amount realized.  If the house sold for $650,000 then the tax would be $32,500.00.  On a $350,000 house, the HARPTA tax would be $17,500.00.  That is definitely something for you to keep in mind if you decide to use your piece of Hawaii real estate as a rental.  Since I am not a tax professional or attorney, I suggest you check out the State of Hawaii Department of Taxation Website for further information and clarification.

Shortage of Homes For Sale, Oahu, Hawaii Dec 21, 2012

There is a severe shortage of homes for sale on Oahu, Hawaii.  This is both for existing homes and new construction.  Buyers and their real estate agent need to be ON TOP OF THE MARKET or they will miss out on the homes that come on the market.  If a new property comes on the market, you MUST go out to see it as soon as possible because if you wait til the weekend or until the next week, the house will most likely be taken by someone else assuming it is priced correctly, it is in decent condition and it is in a good location.  For new home sales, developers are using the “lottery system” to sell houses.  Yes, that’s right, people are having to “win” the right to buy a home in Hawaii!

Ewa Beach Homes For Sale have hit a real low as far as inventory is concerned.  With historically low interest rates and news that the housing market is picking up, many people are trying to take advantage of this news but are having difficulty finding a home to purchase.  For example, Ewa by Gentry Trades neighborhood is conducting a “lottery” because of all the interest in the homes they have.  Ewa by Gentry Sandalwood is working with a “wait list” and Ka Makana at Hoakalei are taking “backup offers” on homes that already have primary buyers.  To make matters worse for people that want to buy at Ka Makana at Hoakalei is that they are running out of the last of their homes in Ka Makana.  Once those are sold out, they will be selling homes in their next neighborhood which will take on a new name other than “Ka Makana” but will still maintain a name to go along with the master planned community of “Hoakalei”.

Maximum VA Loan Limits in Hawaii For Honolulu County August 6, 2012

The maximum VA Loan limit in Hawaii for Honolulu County has been increased to $756,250 effective August 6, 2012.

The VA Loan in Hawaii can be used to purchase a single family home, townhouse or condo in Hawaii as well as new construction homes on Oahu.  The VA Loan in Hawaii is a 100% financed loan so no down payment is necessary.  Oahu, Hawaii has fantastic, family friendly neighborhoods in Ewa Beach, Kapolei, Mililani, Waikele, Pearl City, Aiea, Honolulu, Kaneohe and Kailua just to name a few.  All of these neighborhoods are eligibile for the VA Loan purchase.
