New Home Community in Ewa Beach, Hawaii (Kipuka at Hoakalei)

The new home community of Kipuka at Hoakalei is scheduled to open next month in Ewa Beach, Hawaii.  The current community of Ka Makana at Hoakalei is almost all sold out except for a few more golf course frontage lots.

Kipuka at Hoakalei will be a gated community that will have both Golf Course Frontage Homes on the Ernie Els designed Hoakalei Country Club and Garden Homes are said to look onto a park-like setting.

Although there are no floor plans or prices that have been announced yet, I expect that the homes will range in size from around 1,400 sf interior up to 1,700 or 1,800 sf.  The homes don’t look anywhere as large as the previous homes in Ka Makana at Hoakalei.  I would expect prices to be in the 550k range for the garden homes up to around 800k for the golf course frontage homes.  With a gated community, private pool and private areas in Kipuka at Hoakalei, you can probably expect a monthly maintenance fee of somewhere in the $500 per month or higher range.

The golf course frontage homes have garages that are located underneath the homes while the garden homes have the traditional Haseko designed garages behind the homes and either detached or attached to the back of the home.

Appraisal Value on Selling Home With Photovoltaic Panels (PV) in Hawaii

How much value will an appraiser give you for your Hawaii home if you have photovoltaic (PV) panels on your house?

There is no black and white answer.  I spoke to an appraiser today and asked that question.  The appraiser said that they would give approximately 1/3 to 1/2 of the cost of the panels.  For example, if the home owner purchased the panels for 40k, then the appraiser would give approximately 13k to 20k value on the appraisal of the house.

Appraisers realize that home owners buy the pv panels and then in most cases, they are able to get a 35% state tax credit in Hawaii and a 30% federal tax credit.  The tax laws are complicated enough and PV tax credits are even more confusing.  I am not a tax expert so please consult one if you have detailed questions.

Our wonderful Governor put a limit on the tax credits on Jan 1, 2013.   The tax credit used to be better than it is now for the state of Hawaii.

Did you lease a photovoltaic system for your house rather than purchasing one?  I asked the appraiser about this scenario and the appraiser told me that if they find out the system is leased, they will give ZERO value to the home since the home owner paid nothing for the system.

Ka Makana at Hoakalei in Ewa Beach, Hawaii

The Ka Makana at Hoakalei subdivision in Ewa Beach, Hawaii is almost all sold out as of March 10, 2013.  There are currently no available homes with the exception of the 60 series and 65 series homes that along the perimeter of the Hoakalei Country Club Golf Course and along the back perimeter of Barbers Point Golf Course.  Those homes start at approximately 750k and go up to over 1 million dollars.

All of the 20 through 50 series homes have been sold out.  The developer is taking an interest list for people that want to purchase one of the model homes.

The current sales office and parking lot will be demolished and will make way for more townhomes.

Once the building commences in the new subdivision near the 14th green and 15th tee box of Hoakalei Country Club, it will most likely feature different models of homes that have yet to be announced.  Once that information is available, it will be posted on this website.

There is a severe shortage of homes for sale on Oahu, Hawaii.  This is both for existing homes and new construction.  Buyers and their real estate agent need to be ON TOP OF THE MARKET or they will miss out on the homes that come on the market.  If a new property comes on the market, you MUST go out to see it as soon as possible because if you wait til the weekend or until the next week, the house will most likely be taken by someone else assuming it is priced correctly, it is in decent condition and it is in a good location.  For new home sales, developers are using the “lottery system” to sell houses.  Yes, that’s right, people are having to “win” the right to buy a home in Hawaii!
