Walmart in Kapolei, Hawaii

The new Walmart located in Kapolei, Hawaii on the island of Oahu continues to be constructed pretty quickly.  As of Sep 5, 2011, the roof is about 50% completed. 

It is located in the city of Kapolei at the intersection of Kamokila Blvd and Ft. Barrett Road just south of the H-1 Highway.  Across the street from the Walmartis a Chilis restaurant and a variety of other stores.  Kapolei continues to grow and is no doubt becoming the “Second City” of Oahu as promised in years past.

With the newDisney Aulani Resort opening last week in Koolina, this Walmart will be much needed to service the workers atDisney Aulani as well as the guests of the hotel/timeshare.

Short Sales in Ewa Beach, Hawaii

Short sales in Ewa Beach, Hawaii are still overwhlming the real estate market.  The two main communities in Ewa Beach are Ewa by Gentry and Ocean Pointe.  These are the current statistics on the short sales in those two communities as of August 26, 2011:

VA Funding Fee Reduction Will Make Hawaii Homes More Affordable

If Congress confirms the new bill when they return from recess in September 2011, the VA Funding Fee reduction will make Hawaii homes more affordable for Active Duty Military, Veterans and Retirees.  If the bill does get confirmed, it will only apply to VA Loans that close after October 1, 2011.

This is great news for military families relocating to Hawaii who want to purchase a home on Oahu.  While the reduction’s don’t look like much on paper, they actually do provide a savings of up to several thousand dollars due to the high price of real estate on Oahu.

Under the current VA Loan Funding Fee structure, the rates are as follows:

  • Active Duty is 2.15% but would go down to 1.4% under the new plan
  • National Guard and Reservists are 2.4% but would go down to 1.65% under the new plan
  • If using a down payment of 5% or more, the rate will also go down
  • If using the VA Loan for a subsequent time, the rate will go from 3.3% to 2.8% for year 2011-2012, 2.15% for year 2012-2013 and 1.25% for loans closing Oct 2013 and later.

Interest Rates: Hawaii VA Loans

The interest rates for VA loans in Hawaii have continuously trended lower in recent months.  As of last week, the interest rate on a 30 year, fixed rate, Hawaii VA loan was approximately 4.125% to 4.25%.  Each of these different rates had a rebate with the loan.   Whether you are interested in a Hawaii Short Sale, Foreclosure, Lender Sale, REO or Equity Sale, you may be able to use your VA loan eligibility to purchase the property.  Some restrictions may apply especially on Foreclosed Properties.

There are also more opportunities to get an even lower interest rate if you are willing to pay a portion of a point or more.

VA Loans in Hawaii (Rebate and Seller Credits)

If you are thinking about using your VA Loan Eligibility in Hawaii to purchase a home, make sure you are aware of wording for the contract.

With a VA Loan in Hawaii, the “Seller Credit” that is identified in Paragraph C-67 of the Purchase Contract MUST be phrased in a way that the Buyer is able to use the credit to its full extent.

This topic is very important when lenders are offering “Rebates” on loans because the rebate CANNOT be used to pay off debt of the Buyer but if worded correctly in Paragraph C-67, the Seller credit CAN be used to pay off debt.   As of yesterday, one of my Hawaii VA loan officers offered a rate of 4.25% on  a 30 year fixed rate VA loan with a 2 point rebate!

Wells Fargo VA Short Sales in Hawaii

Wells Fargo VA short sales in Hawaii are now able to be processed through the on-line Equator System.  This is great news if you have a VA Loan in Hawaii through Wells Fargo.    As an active member of the Wells Fargo Equator System, I am now able to process all of your short sale paperwork via the Internet directly to Wells Fargo.  This is a much better system then the old fax and emailing system where paperwork was always getting lost.
